Default Looking to buy small parcel of land - within 1 1/2 hrs of edm for camping/quadding

Any advice on where to look for such a piece of land?

Just want an acre-ish of land somewhere within an hour or so of edm to keep my holiday trailer (and a few friends's) and be able to ride our atvs right from the piece of land, to quad trails.

I look on a lot of the surrounding county maps and theres not a lot of land for sale near areas of crown land where we could ride to right from the property.

I would be looking for something $30K or under

Any suggestions? So far, not finding much thats near crown land where we could quad right from the lot.

I’d suggest you go for a drive in an area you are interested in and see if there is maybe a piece of bush on a field you could maybe talk a farmer into parceling off. I’m thinking of doing something the same myself.

Watch this site. They post land for sale. You can change the filters.

Many counties are not allowing rec set ups on acreages. Any property you might be interested in be sure to call the county office and ask about such things.

1.5hrs from Edmonton, near crown land, 1 acre, good luck.

I don't know anyone who would subdivide 1 single acre off their land. Likely more hassle than it's worth.

I'd say the only way you're gonna get what you want is near onoway in a subdivision but you probably have to build so just parking an RV won't cut it.

Don’t rule out the possibility of finding a full 1/4 section of undeveloped land low priced due to too many sloughs, rocks, poor access, etc. Once you’re in the truck a 2 hour drive isn’t much worse than driving 1 1/2 hours.

A full 1/4 can be designated farmland at a lower tax rate if you fence it and rent it for pasture or something.

That's "recreational " land, demands a premium.

Did you see his budget of 30k? Maybe he missed a zero?

I have 7.17 acres west of Caroline house and shop crown land half mile from house and mile away from the clear water. you can ride to limestone from the house $250.000 if anyone is looking

I know of 38 acres a 1/2 mile from crown land and 2 miles to the next chunk of crown land .

You can still buy a Quarter in Saskatchewan for under 100K .Maybe you should look east a ways

A buddy of mine bought 232 acres of recreational land East of Gunn last year. 2 miles of riverfront on the Pembina. About 80 acres of arable and the rest, forested. 650k. Theoretically that translates into $2800 an acre! Good luck with that though.

Buy a 1/4, subdivide “first parcel out”. Make it 4 ac. Plus so you can sell it someday. Now sell what is left of the 1/4. You can probably borrow the money from the government.
There is a lot more to this than has been written here. Water, power, and nat. Gas to mention a few issues.
