Default Grande Prairie Neighbourhoods

Hey guys,

Looks like the missus and I are moving to GP this winter. I have been there plenty of times over the years, but I know nothing about neighbourhoods and where to and not to live.

I am 5 years away from retirement and the little lady is retired. We are looking for a quiet and safe neighbourhood where we can buy a smaller home. We are in the process of downsizing from our acreage. We would like to be around some walking trails as well. Not against Sexsmith or something similar.

Really, we are open to any suggestions.

I'm partial to Crystal Heights and Crystal Lake area. There is a nice walking path all the wY around Crystal Lake. Alternatively, Swanavon is an older established neighborhood, smaller homes, and backs on to some nice walking trails as well. Best bet is to talk to a realtor and get them to show you around, let them know what you're looking for and what your budget is. It's not a big city, nothing is that far away. If you like, I can give you a couple of names.

I would look hard at Sexsmith or even Beaverlodge. Sexsmith is nicer but Beaverlodge is cheaper.... stay out of Patterson area, and old Royal Oaks IMO if you are looking at GP. Been around the area for 20 years now but never lived in GP.. county taxes are much easier to swallow and I prefer being out of busier centers....

I told the Mrs last night that Crystal Heights and Lake appealed to me.

One word of caution about Crystal Lake, is that some houses closer to Lake experienced very bad settling issues. I got called to do estimates for drywall repairs on a few of them, and declined to even give a price. Houses that have settled 6" and left 2" gaps between wall and ceiling in basement, main floor and second floor. Some areas are much better than others.

I lived in Crystal Heights 2001-2005 on a cul de sac backing to the tower with the red light. That’s a lifetime ago but absolutely loved it and the pathway around Cyrstal Lake Nice to hear TC that it is still a good community

I prefer the south end of town. Mission Heights is ok. Country Club West and Country Club Estates are great. Countryside North is good too, only downside is being on the east side of the tracks.

Crystal Lake is nice, I don't like Crystal Heights or Crystal Ridge. Narrow roads, tiny lots.

I lived there when they built that area. It was a swap before and 2 years after the roads were like a roller-coaster ride. I always wondered what peoples foundations looked like.

Edit: My mistake, its royal oaks im thinking about.

Likely Crystal Heights/Lake as well. My sump pump ran once a day year round

We are in pinnacle, depending on what part it can be really good. We are on a nice quiet area that doesn’t see a ton of traffic, but the east side up against highway 40 sees a lot more. Kensington is a new are going up, not sure on size of homes there, but it’s quite new. When we were shopping in 2020 I found a lot of newer neighborhoods were really tight. Just one thing to watch for, if it matters to you.

Lived in Mission Heights in 83, moved back in 94, Mission Heights backing ravine. Moved back again in 2000, Ivy Lake backing onto farthest East bay of the lake. Population grew from about 15,000 in 83, to about 40,000 in 2000. Now must be close to 70,000. Always liked GP but it is becoming a big City.

I would be inclined to live move to Wedgewood, or one of the other subdivisions in the County if I moved back again, or to one of the small towns close by. GP has about the highest property taxes of any municipality in Alberta and it isn't the quiet little town it used to be. You can live close to all the amenities, with much cheaper housing and taxes.

My son's truck was stolen in Gp. Rcmp had the guy on video and knew who he was but wouldn't go on reserve to get it.
Auto theft a few years ago when this happened was extremely high in GP.
The new trucks are apparently very easy to steal if you are in the business. Locked and no keys mean nothing to them.

We have moved several times throughout Canada and the USA. Once we have selected a home we want to purchase, before we made an offer we visited the next door neighbor to the right and and left. We would mention that we maybe interested in the house next door. Do you know of any issues with the house or area? We ran into stumbling blocks on two occasions in which case we had to walk away from buying. In other cases we were very comfortable and also gained
good will from the neighbours.
