Trapline For Sale
I'm going to put this up here. If anybody you know is looking please pass the info along.
http://www.kijiji.ca/v-other-real-es...ationFlag=true
My reasons for selling are my own. This is what I feel the replacement cost of the cabin as well as the infrastructure in place is worth.
Please keep it civil
As a side note if the right individual is interested I may be willing to finance them so the up front cost would not be as high.

With no sarcasm, Good luck! It can't feel all that great to put a line up for sale. Too far for this guy.

Contact both Gordie Klassen at his store and Jim Mitchell at the ATA. Both I am sure have been getting calls from people who want a line. Also an ad in the ATA magazine might bring a buyer.
We are also contemplating selling ours as we would like to do some travelling and some different hunts.
Good luck to you!

Just when you were getting wolves figured out. Good luck on the sale. I'm sure some trapper is going to be happy.

I think you have a pretty good plan going bud and it sounds like it is going to work out for you. Anyone getting the line you have now is getting a real fair deal as I see it. Tough to find someone with that kind of money but anyone seriously looking for a good line will take a good look at this one. Good luck Jeff.

Thanks Phil
I can't wait until I can actually tell you the specifics of the plan. Very exciting, can't wait.

Oh man, I wish I wasn't a broke teenager. I'd gladly just MOVE there. Much better than this fourplex, + income.. But I don't have my trappers license yet anyways. 2019 and I should hopefully have my hobby farm.. Neh, I'm rambling. Sorry. I just woke up. Anyways, good luck on this! If I wasn't a broke teen I'd take it, haha.

Do you own the land the cabin sits on. Or how does that work.

You own the right to trap the crown land and you own the improvements. So the cabin itself is owned by you, but not the land it sits on. The cabin is registered with SRD so it is legal to have it there.

However it is possible to get a lease for the spot your cabin is on! Not sure of any requirements, but do know a few people that have that

You are correct Mark, I should have mentioned this already. You could talk to 209x50 as he is currently jumping through those hoops

Has anybody had the bank fund a buy like this or would I have to remortgage the house?

You could use the equity on your house to get a loan but I doubt that you could use the trapline assets to get one. The OP also stated that he might be interested in financing the buyer.

Not sure if the bank would lend on a line or not. Remortgaging your house may be an option depending on how bad you want it

I'm thinking that if there were enough assets such as skidoos, generators, etc they might but I doubt that the rights to trap the line would translate into an asset. Given the circumstances, I'd be curious to know if the cabin would.

For that price of course it will. That is a nice area and being close to Grande Prairie I imagine if you lived there it would be ideal.
I think you could hold out and get a bit better price if you wanted Tork

I agree nube. I think if I was willing to sit on it for awhile I could get more, but I didn't want to be that guy either. The price I'm asking is what I think it would cost to have somebody build a new log cabin that size if it was lost in a fire or otherwise. I'm not a builder so I would have to pay somebody else. Plus the equipment included and the cost per hour to clear trails and set up the line. For it's location, accessibility and assets I think it's a fair price.
Plus the new owner will have to be a trapper, if not I wouldn't sell it. We certainly couldn't let that wolf population get out of hand

trapline
Tork, glad to hear you found a buyer. Get prepared for the hassle with F & W doing the transfer of the line, if the boys buying it have some good trapping experience should be able to jump through the ASRD hoops. You need to talk to Nube as he has some good recent experience with F & W and line transfers.

No hassle at all sir. I have a excellent working relationship with my local F&W officers and area superintendent. I've also been through the transfer process before. The gentlemen buying it are local trappers that are buying it for their teenage sons. They have all been trapping for years and the whole family is involved in the business. This was a big part of the reason I accepted their offer and passed on a couple others.

Congrats Tork! Looks like a great line.
Question if I may, some of these Township size lines cover some private lands.
Trapper would need permission to trap on provate land on the deeded lands of course ?
Or would the private land within the township (trapline boundarys) be excluded from the trapline itself ?

From what I've been told is that once it becomes private (deeded) land it is no longer part of the RFMA. So to trap on that land you would then need permission. Grazing/cattle leases are still part of the RMFA and notification is optional (in my area anyway) I personally called and left messages but never heard back from any owner so I took it to mean they didn't care. Never have seen anybody on any lease after hunting season.
Hope this helps

Just back from Sheep creek, but glad to see your line going to a young trapper with some good mentors it sounds like!
I see some great adventures in your future.
