All I can say get a good one.
The one I hired last year missed so many things, like furnace not sitting on the floor hanging by ducting and the gas line, floors sinking etc.
To me home inspectors are a waste of money, They don't need to tell me that a cover is missing on the outside outlet, or the shingles are curled up a bit and then write a 200 page report about it.

Even though I had a professional inspection done when I purchased my second house I asked the owner for an 8 hour window of time where I could inspect the home myself.
I was upfront with the owners that I wanted to get a feel for what it would be like to live in the home. Being a private sale they didn't have any issues with this. I went through the home methodically. I asked to do the inspection in the afternoon/evening so I could see how busy the neighborhood sounded. I stood in all the rooms and bedrooms to listen for noise. I watched the front street traffic and talked with both next door neighbors. Inspected the roof, siding, gutters, looked at the driveway and checked to see if there were any obvious drainage issues. Looked to see if any of the neighbors requiring mudjacking to their driveways. (there's always seems to be a pattern to this) I checked the AC unit and furnace, checked for correct discharge temperatures. Drained the hot water tank to see if it recovered in a decent amount of time. Checked for cold/warm rooms. I checked all the plumbing fixtures for leaks and correct operation. Inspected inside the toilet tanks. I checked the backflow system that the homeowners and the "PROFESSIONAL INSPECTOR" didn't realize they had as there was a fraction of an inch of skim coat on top of the plastic cover that had never been removed. I went in the attic to look at the insulation and exhaust ductwork from the second floor bathroom. Turned out there were no baffles and the insulation could use a top off. I crawled the entire crawl space looking for indication of foundation leaks or mold where I could. I checked all of the electrical outlets, switches and fixtures. I ran the range in all modes. Checked the gas fireplace operation (thermopile required changing). Checked the bathroom fans for decent airflow. Walked the floor spaces looking for noise or uneven spots. Checked as much of the flooring, framing and deck as I could. Inspected the concrete everywhere including the garage.
I think you get my point.

You can use a home inspectors report to negotiate a better price.

Most don't even own a ladder, but binoculars, to tell you the roof condition.

I used this guy a few years ago when I purchased the house. He was ok, pretty thorough. He was recommended by my realtor friend. Wes 780-850-2650.

Grizz, you'd have a hard time as a motivational speaker. Don't be such a downer all the time.

Home Inspector
I used Darren Hiscock at Ciara Property Inspections. 587-336-453nine.
He made a recommendation that saved me $8,000. My lender at looked at the report he gave me and she commented that she had never seen such an in depth and detailed report, including photos and drone footage. She said she would use him for her own needs.
Highly recommend him. The report he gave me was electronic and I will show it to any future buyer of my home regarding condition of the home. The report is that good. No, I do not know him personally.

Hey SNS what's your timeline for an inspection? I'm in GP but might consider a trip to the big city.
